Season 1 · March through May

Spring

Spring is thaw, rain, and the start of the busy season. These are the tasks that undo winter's wear and get your home ready for the warmer months.

  • Check and clean gutters and downspouts, and make sure water drains well away from the foundation

  • Have the HVAC serviced before the air conditioning gets real use

  • Inspect roof shingles for wind, ice, and storm damage from the winter

  • Test the sump pump, especially if your basement took on water this spring

  • Clean the dryer vent and lint trap, top to bottom

  • Check exterior paint, caulk, and trim for peeling, cracking, or gaps

  • Look over window and door screens, and repair or replace any that are torn

  • Check the grading and soil around the foundation so rainwater flows away from the house

Season 2 · June through August

Summer

Summer brings heat, humidity, and afternoon storms. A short walk around the outside of the house now can head off bigger repairs later.

  • Trim trees and shrubs away from the house, and check branches that hang over the roof

  • Walk the deck, patio, and porch and tighten or replace any loose boards and railings

  • Inspect window screens and seals, and patch tears that let bugs in

  • Keep an eye out for pests: wasp nests, carpenter ants, termite mud tubes, and rodent signs

  • Check the irrigation system for leaks, broken heads, and overspray onto siding or windows

  • Clean around the outdoor air conditioning unit and keep shrubs clear of it

  • Reapply sealer to a wood deck if water no longer beads on the surface

  • Check outdoor lighting and replace bulbs and fixtures as needed

Season 3 · September through November

Fall

Fall is the most important maintenance season in the tri-state: the work you do now decides how your home handles the freeze.

  • Clean gutters and downspouts one last time before winter, and rake leaves away from the foundation

  • Have the furnace serviced, and replace the filter before the heat goes on full time

  • Winterize outdoor faucets: shut off the water, drain the lines, and disconnect garden hoses

  • Drain and blow out the sprinkler system so underground lines cannot freeze

  • Check weatherstripping around doors and windows, and seal any gaps you find

  • Inspect the fireplace and chimney, and have the flue cleaned and checked before you burn

  • Test smoke and carbon monoxide detectors, and replace batteries or units as needed

  • Store or cover outdoor furniture, grills, and patio gear before the snow flies

Season 4 · December through February

Winter

Winter in Maryland, West Virginia, and Pennsylvania is about keeping the cold out, the pipes flowing, and the walkways safe. A few small habits make a big difference.

  • Prevent frozen pipes: in extreme cold, let faucets drip slowly and keep cabinet doors open so warm air reaches the plumbing

  • Check for ice dams along the roofline, and clear snow build-up carefully when it appears

  • Keep walkways, steps, and driveways clear of snow and ice for everyone who comes and goes

  • Watch indoor humidity, and use a humidifier if the house feels dry; keep vents and fans clear

  • Monitor for drafts around windows, doors, and electrical outlets, and add weatherstripping or caulk where needed

  • Make sure attic insulation stays dry and even, so ice dams are less likely to form

  • Keep the thermostat at a consistent temperature, and know where your main water shut-off valve is just in case
